止赎房的房客

最近几年止赎房越来越多,不仅房主受影响,以前很多住在这些房子里的房客也难免殃及:银行可能马上就把房客赶出去,不能很宽找到下家的话要凄惶一阵子。

2009年5月20日以前,大部分租客在房子被止赎的时候租约就自动到期了。之后因为"Protecting Tenants at Foreclosure Act of 2009"的实行,房客可以住到租约到期(一个例外是,如果买方要自己住,可以提前90天通知房客搬出),按月租的房客则可以再租90天。

这个月没有时间选股

这个月太忙,没时间研究,就不娱乐了。上次两次练习到目前的的结果:

房熊所见——Reloaded

2007年7月俺曾经说过,2009年以前西雅图的房地产没有恢复的希望。当时俺觉得2008年西雅图的地产市场会正式进入萧条期,不过会比其它热点地区持续时间长,价格跌得会缓一些(如果跌的话)。2010-2012年或开始复苏。

2009年12月,鄙人就市场情况作了野鸡分析,当时的初步结论是这样的:

如果没有政府干预的话,明年(2010年)春夏之交可能就是大底的开始(之后可能最多还有 个5%左右的跌幅)。但是现在政府介入房市(贴税6-8K)已近一年,这个大底的 到来会被推迟(现在到底预计还有15+/-3%,也许这个底因为政府干预永远不会到来) 。具体俺不知道。俺的模型没办法模拟政府干预的结果,而且目前政府的行为基本上是完全不可预测的。 如果一定要给个时间的话,我预计政府的干预结束(目前定在2010年6月)之后3-6个月后大底会到来。作为买方,现在可以从受政府调控影响小的地段(房价 50万以上的地方入手(譬如,East Side的SFH中位房价从夏天已经跌了好几万了)。毕 竟拿8000块的人买这个价位以上的少,而且已经买得差不多了。

现在眼看西雅图房地产市场进入熊市(上次顶峰在2007年5-7月某日)已经接近三年,离上次讨论也两个多月了。现在到底情况如何了呢?我们不妨来看看市场上的情况。

  1. 政府政策方面:奥巴马政府继去年两次推出措施鼓励买家买房之后,现在又推出鼓励水下房主亏钱卖房的办法。虽然钱不多,但是也算个不错的减少市面上库存的办法。
  2. 西雅图本地:市面上消息很多,但是我觉得值得注意的只有一个,就是2009年房租比2008年降低的情况。是什么个情况呢? 平均月租下降13.8%。这是房市的基本面。同样一栋房的月供比租金高太多是不健康的。
  3. 其它先进市场: LAX,SFO等地开始见YOY增长的苗头,如果这个趋势持续的话,西雅图可能在2010年底到2011年初开始持续的YOY增长。 从以上三方面看,2010年还会有比较温和的跌幅出现,具体研判和去年年12月出入不大。买房人士应该有一段价格相对平稳持续一到两年的时间慢慢地挑选(利率对于月供买家的影响很大,但是那是另外一个话题了)。有人难免要问:为什么同伙膨胀不在考虑之列?历史表明,通货膨胀在房熊的一边,不影响结论。下次再论就是革命地“打死马”了,这个话题基本上没什么再讨论和研究的必要了。

拥抱/戳穿下一个泡沫

【声明:还没想透,先把坑挖了,以后再填好】房地产泡沫破灭了,关于下一个泡沫在哪里的揣测很多,什么期货呀,农业呀,黄金呀等等不一而足。我觉得不是很靠谱:下一个泡沫应该是在三产,解决美国人民日益水深火热的基本生活(医疗,教育等)问题。就拿医疗和大学学费来说吧,过去三十多年来大学学费增长到1978年的接近10倍,医疗费用增长到1978年的6倍,虽然生活指数只增长到1978年的3倍多一点。

为什么会有这种事情发生?几个方面的原因:1)大学毕业以后工资比高中毕业生高很多,教育产业化虽然在美帝这里不时髦,但是越来越多的人想上大学(譬如,色迷迷市88%的成年人或多或少上过点大学,大西雅图地区50%以上的人有大学凭)。大学扩建扩招,还是赶不上需求的增长,对于学生而言,供求关系急剧恶化,学费上涨。2)联邦政府财政收支恶化,教育投入比例在80年代以后一直呈下降趋势,极少有年份占GDP比例超过1%,预算的负担被下放到州和地方政府。3)学生贷学金的极低利率助长了学费通胀的倾向。

 

今年很多地方的大学学费涨了10%以上,譬如华大(14%),佛大(15%),长此以往,十年内又要翻两番。这样肯定不行的。在未来某个时间,这个泡沫必然要破掉。为什么呢?1)受教育成本越来越高,上涨速度远超工资上涨速度,教育作为一个职场投资而言,成本的比例必定越来越高。一个直接的后果就是,很多资质平凡人会意识到高中毕业早学门手艺(譬如管子工,电工)工作早挣钱到退休的时候生活会更好。另外,随着信息技术的发展(软件业本来就是一个把信息传递自动化的产业),教育业的自动化必然吸引更多的人投资,它的直接后果就是通过竞争降低教育的成本。想象一下如果凤凰大学和DeVry大学做大到涵括更多的专业,有更多领域里的牛鼻子来教课会有什么影响。为什么还要一年花10万块去上个私立呢?诚然,大学里面交友网络(女朋友啊,橄榄球啊等等)的功能是软件难以替代的,但是教育作为一个传播已经发现的知识的功用大部分可以用自动化的方式(譬如,某某讲算法,量子力学,空气动力学等只需要讲一遍录像,后面就基本上是答疑了)来替代了,把宝贵的人力解放出来去创造发现更多未知的东西。
